Queensland Smoke Alarm Legislation

Since January 2022, all Queensland homes (owner-occupied, rented, or sold) must have photoelectric, interconnected smoke alarms installed in every bedroom, in hallways connecting bedrooms, and on every level of the home. The old ionisation alarms and standalone battery units no longer meet the legal requirements. Penalties apply for non-compliance, particularly for landlords and sellers.

Photoelectric vs Ionisation

Queensland mandates photoelectric alarms because they respond faster to smouldering fires — the most common type of house fire. Unlike ionisation alarms (which are better at detecting fast-flaming fires but prone to nuisance alarms from cooking), photoelectric alarms provide earlier warning for the fires most likely to occur while you're sleeping.

Why Interconnected Matters

Interconnected means that when one alarm detects smoke, all alarms in the home sound simultaneously. This is critical in larger homes where a fire in a distant room might not wake you if only a single alarm activates. Hardwired interconnection (with battery backup) is the most reliable method and is what we recommend and install.

Rental Compliance Deadlines

All rental properties in Queensland were required to be compliant by January 1, 2022. If your rental property hasn't been upgraded, you're already non-compliant and potentially liable. Placement Requirements

Alarms must be installed on the ceiling (or within 200mm of the ceiling on a wall), in every bedroom, in hallways that connect bedrooms to the rest of the home, and on every storey. They must not be installed within 300mm of a corner, near air conditioning vents, or in areas prone to steam or cooking fumes.
